SoPhilly Spotlight: Buy This Dump edition

So, maybe it’s not pretty. But this $49,900 house — essentially a shell — at 715 Peirce St. could be a fine little home. At 756 square feet, it’s small, and somehow the listing, by Re/Max Access, says it’s a 3-bedroom. But hey, what do we know about the laws of physics?

That candy striping on the door could be a good sign
Hmm, charming

Judging by the red-striped violation sticker on the front, the owner got into a little trouble with L&I, so that’s probably a sign of a motivated seller.

3 bedroom shell that is in need of full rehab, this property needs all new plumbing, electric and mechanicals. Great rental potential. Property is being sold in as is condition, buyer responsible for u/o, all offers will be presented. Sheriff sale assignment. Property is ez to show.

Yeah, because there’s nothing to show, but who are we to judge? There’s only potential here. You could probably get it for $40k, spend another $40k gussying it up, and you have a brand new house with a $500 mortgage payment. Plus, if you rehab this, you’d make so many neighbors happy. What do you think? Is it worth it?
