SoPhilly Spotlight: A wee overpriced edition?

This week’s SoPhilly Spotlight is certainly a cool place – renovated loft-style building, patio, parking – but for $449,000? Eh, not so much.

Coming in at 1,145 square feet, 617 Reed St. #200 has 2 bedrooms and 2 bathrooms, big, south-facing windows and tons of charm and exposed brick.

Ooh, fancy

The listing, from Coldwell Banker Preferred, also says it’s in Bella Vista, which it’s definitely not.

Those windows on the second floor would be yours

Some other highlights from the listing:

5 years YOUNG, totally RENOVATED 19th century building holds 6 unique condos including this one-of-a-kind contemporary 2-bedroom home in Bella Vista. Close to restaurants, shops, exciting Passyunk Ave, Center City and public transportation. Secure GARAGE has oversized parking space plus extra storage; garbage/recycle removal included in fee.

From the same architect who designed Catherine Street Lofts–this interesting and open floorplan offers high ceiings, solid oak floors, custom kitchen cabinets with gourmet Viking appliances, porcelain baths, walk-in laundry room, on-demand HVAC, SECURITY system, ELEVATOR, and a unique Euro-style private PATIO that is open to the sky.

What, no sky picture?

What, no sky picture?

Anyone know of any comps in the area that would justify such a price?

Are those really ikea deck tiles sitting right on the roof….

Looks like it, doesn’t it? Although to give them the benefit of the doubt, I have seen those kinds of wooden squares at higher-end flooring stores too. Maybe I’m just naive. You should pretend you’re a buyer and go there to check it out then report back. Do it!

ikea choices aside, maybe mjg was pointing out that using a roof as a “roof deck” doesn’t bode well for the lifespan of the roof or the tenants below…

    Yeah, I’m guessing about $50 – $100K overpriced.

Wow. A LITTLE overpriced? At $390 a square foot it almost seems like a joke! Those are SOCIETY HILL prices not Pennsport prices. Its worth 300 MAX
