What's Happening in:  Passyunk Square

SoPhilly Spotlight: Indian Food edition

Not only is this week’s SoPhilly Spotlight a nice, big house, it’s also next door to Tiffin Bistro. Think of the convenience! Though you have to wonder if the smell of curry is avoidable.

You can just make out the edge of Tiffin on the left.

Anyway, inside of 1102 Federal St., it’s quite nice, with a rare two-story foyer (rare for a South Philly row, for sure) with 3 beds, 2.5 baths and a finished basement with a wet bar, all in more than 1,700 square feet. It’s going for a hefty $540,000.

From the listing by Michael Angelina of BHHS Fox Roach:

Original hardwood floors, wainscoting, base board, and crown molding throughout living and dining rooms. Powder room with imported Italian marble floor and wall tiling Coat closet with custom organizer Completely remodeled kitchen (2009) with custom cherry wood cabinetry, grade A granite, imported Italian tile backsplash, Viking appliances, Pella sliding glass doors with built-in blinds, under-the-counter lighting

Living room looks cramped, and it seems to be closed off from the dining room

Those are some really nice appliances

Completely remodeled master suite (2012) with crown molding and baseboard, 14+ feet of custom closets, tiled stall shower with dual shower heads, marble sink and vanity station, wash closet, porcelain tile floor in bathroom and dressing area

Is this the master suite, though?

Looks like a bunker with that low ceiling. Maybe it's just the listing photo

Basement is probably the best feature of the house.

Basement is probably the best feature of the house. What is it with us and basements lately?

Stone patio is a nice touch.

So, like we said, big and nice. Is it worth $540k?

540K is a WHOLE lot, but…… this house is pretty fricking sweet. If you had the money it might be worth it.

Really nice, but it’ll go in the mid-$400s.

Agree with mid 400′s. . Nice house with some great design features but $540 is a pipe dream. 10__ Federal sold a year ago for $540k but it offered an extra 1200 sq ft and was a complete/brand new rehab.

if it had 4 bedrooms i might consider $540K.

It definitely doesn’t smell like curry. Actually the owner of this property is also the landlord of Tiffin. He would never sign a lease that would devalue another asset, let alone his primary residence.
