    Barring anything really wrong with this place that’s not listed, I actually think it is under-priced.

    I live right next door and heard from a neighbor that it sold already. However, that might just be block gossip.

    Would suprise me if it did sell that quick. $169 is really low, Put $50K into the place and it could be fab and just the way the owner wants it.

    Sweat equity indeed…. Personally do the demo on that ugly arch…. But yeah the price is reasonable.

    Great location but with $50k of work in it it’s only worth $240k. Alot of work for a little bit of equity.
    Buyers are getting killed right now. This shouldn’t be more than $120k. But someown will buy it.

    @Carl: Seriously? $120k? What decade are you living in? $120K doesn’t even get you a shell in EPX.
