    A little from column A, a little from column B. I’m not an old school “WELL BACK IN MY DAY YOU COULDA BOUGHT THAT HOUSE FOR A BAG OF NICKELS AND AN AFTERNOON OF WHITEWASHING FENCES” type, but I did just go to zillow and took a random sampling of houses that are that close to passyunk, and per square foot it’s more expensive than any of them (although a couple of others come close).

    Might be worth it to someone, though, considering the all-new everything — all I know is that’s not a very big house for all that money.

    That’s a lot of money for a 2 bedroom house, no matter how rehabbed it is. Especially if the second bedroom is really that small. But it is amazing how quickly housing prices in the neighborhood have jumped the last couple years, so we’ll see what happens.

      I agree SC…

      Last summer, 1206 Snyder was listed and spotlighted by Passyunk Post:

      “The home at 1206 Snyder Ave. is being sold by faithful reader and commenter Philly Ray. A 3-bed, 1.5 bath charmer, this place comes in at about 1,300 square feet for $274,999.”

      I know this might not be what you’d consider a comparable property… But it has so much more to it and is more accessible on a major street like Snyder Avenue… Why didn’t 1206 Snyder sell at that price point? Why should this property on Juniper Street fetch close to its asking price and the one on Snyder not?

      Philly Ray? What was your experience with prospective buyers looking at this property?

    There is a great 2bd less than 3 blocks away on S Sartain for only $179!

    Looks about right, going rate. Can’t compare to surrounding houses, unless it’s apples to apples.

    I saw a man murderded on that block a year ago. Maybe that’s why this isn’t selling?

    For that amount of money I’d expect more than one bath. The flippers could have added a powder room on the first floor.

    I agree Constance. There are houses on Snyder with 3 beds, 3 1/2 baths, and finished basements that should be listing for this price…

    Yep, someone was murdered there. The crime was not random and it was not indicative of the neighborhood’s safety, so I’d say calling a priest for a walk through and taking advantage of that giant tub are two pretty good ideas. 😛

    The house looks gorgeous. While I agree with others that they could’ve added a half bath, it’s in a great location on a great (and quiet) block.
