5-story mixed-use project proposed for 2401 Washington Ave.

We’ve mentioned before that Washington Ave. could be seeing a huge transformation in the future with Bart Blatstein’s development, the Frankford Chocolate Factory for sale, restriping plans and more.

A look at the proposed building

Now there’s a new potential mixed-use development worth talking about. At last night’s South of South Neighborhood Association zoning meeting, the architecture firm Harman Deutsch presented plans for a 5-story mixed-use building that would encompass 113 residential units, in addition to commercial space on the first floor of the building, in the large vacant lot at 2401 Washington Ave.

The current plans for the property include a residential lobby anchored on the corner of 24th and Washington, with the proposed commercial space lining Washington Ave. There would also be 57 parking spots for tenants built into the plans, in addition to indoor bike parking and bike racks along Washington Ave.

The plans include outdoor spaces for tenants with a dog park around back, an open space on the second floor and balconies on each unit. The development would also include a pocket park on 25th for the neighborhood to use as well.

If this project gets approved in the near future, it would still be at least 6 months away from breaking ground, and even then, the development would take at least 18 months to construct.

    This sounds amazing to me. The inclusion of a dog park for residents, a community pocket park, parking and bike racks/indoor parking sounds like a very good mix. Very exciting.

    Imagine if the zoning was already corrected as it should have been — this project would probably be near completion at this point.

    Love the idea, hate the “design.” It’s so souless and I’m so tired of seeing this kind of cheap construction ALL OVER Philadelphia.

      Agreed Whitney… Agreed. Love the idea… The design needs more of a higher end finish.
