Single-family homes could replace warehouse in Pennsport

The warehouse at 1422-28 S. Front St. could be demolished to make way for single-family homes.

The current proposal includes as many as 15 homes for the 14,100 sq. ft. property.

According to the BHHS Fox & Roach listing, this property sold for $1,350,000.

The homes are being developed by KellyTown, the group behind the four super-luxe homes at 111 Walnut Street. (Side note: Conway said three of those on Walnut Street have already been sold.)

While those may be going for over $2.5 million a pop, Conway expects these new homes in Pennsport to be anywhere between $499,000 to $525,000. According to the zoning notice, each home will have its own rear-access garage, a roof deck on the fourth floor and two other decks (probably balconies) on the front and rear of the building. Conway said that the layout is in flux and that it could end up being eight homes on Front Street and seven on South Howard Street (western part of the property), or vice versa.

This project is pretty early in the development process. The project is in need of a zoning variance, so they will be presenting to the Pennsport Civic Association sometime soon.
