SoPhilly Spotlight: Passyunk Square ‘Garden Room’ edition

This week’s SoPhilly Spotlight is a 3 bedroom, 2 bathroom home in Passyunk Square.

This 1,140 sq. ft. home at 1135 Titan St. is currently on the market for $275,000.

More from the BHHS Fox & Roach listing:

Absolutely delightful 3 bedroom plus Family Room and “garden room,” 1.5 bath home on a most desirable Passyunk Square block (with a 97 Walk Score!).

High ceilings; hardwood floors; exposed brick; big windows; window seat; and a cute little rear patio for flowers, grill, or a small bistro table.

This wonderfully maintained home has been lovingly cared for and updated. The “Garden Room” is a fully finished 4-season addition that makes a perfect office; den; or just a lovely┬áplace to sit, enjoy, read, and reflect.

The 1st floor is a totally open space — living area with huge double hung window and window seat, dining area, and open kitchen with black appliances and ample cabinet and counter space. Exposed brick. Ceiling fan. The Garden Room is so pleasant with skylights, tons of windows.

So bright and so comfortable. Just lovely on a sunny, snowy, or rainy day. Half bath. 2nd floor — The Family Room used to be a separate bedroom and it is now so much better as a big open family space to watch TV and relax.

Nice bedroom with closet and south-facing windows. Full tile bath. 3rd floor — 2 bedrooms (one currently used as a closet/dressing room/office). Clean, very dry basement with washer & dryer, mechanicals, and tons of storage.

And what a value in one of the city’s best locations. 97 WalkScore. Walk to all of the best restaurants, coffee shops and shopping that Passyunk Square, Italian Market, Bella Vista, and Center City have to offer. Wonderful block. Great neighbors. Ideal home.

Love the built in shelves and window seat in the living room. The back yard is much too narrow to really enjoy.
