New plans to be presented tonight for massive Point Breeze development

In 2013 we had told you about some plans for a huge development in Point Breeze that would include close to 50 new homes.

At the time, there were two major developments in the works, the one being the now-approved 22-home development for 20th and Wharton. Now that the smaller project is reaching construction stages, this larger project at 2012 Wharton St., with 46-homes proposed, will finally be presenting new plans for the development.

As we told you before, if this project moves forward, it would be the largest market-rate development in Point Breeze in decades. The plans for this include the demolition of the warehouse, which is already underway, and as many as 46 new homes, which has been scaled back from the previous plan which included 48. This property was purchased for $975,000 in 2014.

A reminder, this property is enormous, stretching from Wharton to Reed Street and covering more than 3/4 of an acre. It’s been home to a large warehouse for as long as just about anyone can remember, housing a print shop in recent decades. The building is now actively being demolished from the inside. The proposal now on the table would demolish everything on the site and replace it with forty-six homes (down from forty-eight), each home with either one or two parking spots. Here’s a look at a rendering from JKRP Architects which will give you an idea of what the new homes will look like.

Previous plans did not include parking, but according to this new description, there will be parking included with this new construction.

A community meeting is being held tonight, January 14 with the Point Breeze Community Development Coalition. The meeting is at 6 p.m. at the Gospel Temple Baptist Church at 1327 S. 19th St.
