Reed Estates could bring 26 single-family homes to Pennsport

A the end of December a proposal for a mix of apartments, townhouses and retail, with the addition of one very tall billboard, was presented for the Freda Meats factory in Pennsport.

A less controversial development is also being planned in the neighborhood at 116-30 Reed St., featuring 26 single-family homes.

The project from US Construction and JKRP Architects will be reviewed by the Civic Design Review next week. In the meantime, here’s a look at some renderings for the project being called Reed Estates.

Plans include parking for 51 vehicles and 30 bikes. All but one home would be expected to have a two car garage. The units would all be three bedroom, three-story homes.

With the addition of Southwark on Reed, and potentially this development and the nearby Freda factory plans, Pennsport is in a time of transformation.  You can view the full Civic Design Review packet for this project here.

      If you’re living in a SFH in the city and own more than three cars, you need to reevaluate priorities.

    The problem is people don’t use them. I’m told 2 cars don’t fit in the 2 car garages. Parking needs 2 be taken more seriously. It will be issue going forward.

      Cities like Miami have done thoughtful work with regards to parking. Parking arages they build are built with artistic flair and actually add charm to the neighborhood.

      Look up 1111 Lincoln Drive, Miami

      It is a contemporary art designed parking garage.

    Everyone on our block uses their garage for 2 cars. They fit as long as you use the garage for what it’s meant for and not for storage. What would be the point of paying a premium on a house for a 2 car garage and then not use it?

    This development would be 100 times better than the Freda project a half a block away, and will make Pennsport a nicer neighborhood by eliminating another ugly warehouse/empty lot. Why so much negativity?

      Because we have lived here in a clean, safe community for many years. The commercial buildings and lots (gardens in some cases) were ajwats iart if the neighborhood. We don’t need more houses to make thus a better place. Pleae don’t present these new developments as a pllus for our neighborhood. Just more parking problems and density that we don’t need. And more profit for developers.

        Clean? The areas around those warehouses is anything but clean, nor does it feel safe (at least not to me).

        I am struggling with the shortsightedness. Yes, profit for developers…and if you are a homeowner, profit for you as well as the value of your property continues to go up. Pennsport has so much potential.

    Not enough parking? Take a walk through the neighborhood – there is plenty. I live a block away and never have trouble finding a spot reasonably close to home.

    It is widely accepted that more parking results in more driving. A much bigger issue in Pennsport right now is bad behavior by drivers – rolling through stop signs, speeding on front street, and parking on/blocking sidewalks and crosswalks.

    This block of Howard St is currently covered in trash. I’m not naive to think a developer would build a $550k house without a garage, so all things considered, this looks like a decent addition to the neighborhood.

    Say NO to that Freda Meat facility proposal…a bright flashing billboard as high as a cell tower in that residential area would be the biggest distracting eyesore I could think of!

    You folks better coordinate your neighbors, have a signed petition ready, keep your voices heard through the Pennsport Civic Association (215-462-9764) and contact Scenic Philadelphia (fights illegal billboard blight) ASAP so this doesn’t get jammed down your throats.
