SoPhilly Spotlight: The 3,500 square feet edition

This should be interesting: 730 Montrose St. #E costs $1.2 million, but it’s HUGE – the biggest house to be featured on SoPhilly Spotlight.

We don’t care for the Beige! Beige! Beige! everywhere, but it’s certainly luxurious and grand. And if you have that kind of money, we’re sure you will just spend another million to redecorate as you see fit.

The building was once a convent, and you may remember another, smaller part of it from a certain October blog post.

SoPhilly Spotlight: The Twin Edition

If you’ve ever walked down a little side street called Castle Avenue (between Moore and Morris, and 13th and 15th) you probably noticed that the block is a little different than the rest of South Philly. It’s full of twins! The block above, on Morris St., is also populated exclusively with twin houses. And they’re all big- three stories, with a porch, modest front yards, side yards AND back yards. That’s three yards, total.

1325 Castle Street is having an open house this Saturday from 1 to 4 p.m. if you want to see it in person.

The stats: 2,400 square feet, central air, 4 bedrooms, 2.5 baths, hardwood floors, plenty of closets and ceiling fans for $429,000.

SoPhilly Spotlight: The Million Dollar Listing edition

One day we’ll have a cool million lying around. And this is what we’ll do with it. LOOKIT!

It seems that 608 S 10th St is already under contract because the listing has been removed from the Kurfiss Sothebys International Realty website. But no matter. It’s not like you were going to buy it anyway! The house, listed for $920,000,  is 2,500 square feet but only 3 bedrooms, which means there is a lot of room leftover for common areas and a loft space.

SoPhilly Spotlight: The Urban Outfitters edition

How has this house not sold yet? It’s been on Trulia for the notorious “180+” days, and they even had a (small) price drop a week ago.

Listed by Coldwell Banker Preferreed, 502 Jackson St is in the Whitman neighborhood, which isn’t exactly buzzing right now, but it’s a nice enough neighborhood in its own right and close to Pennsport, Bella Vista and East Passyunk. It’s now going for $153,900 for two bedrooms, two baths in 782 square feet. And it’s so cute!

The mixture of modern and rustic here is fabulous. We normally hate black leather couches, but this one really makes the room. The floors appear to be gussied-up plywood. But from here it looks great. From the listing:

SoPhilly Spotlight: Broad Street condo edition

At some point we’ve all wondered, Who actually lives on Broad Street? Well, we still don’t know. But we do know what the inside of one of their condos looks like.

This week’s SoPhilly Spotlight is a one bedroom, one bath condo at 1324 S. Broad St.

The condo comes complete with central air, a roof deck and parking space. It’s small, only 563 square feet, but the ceilings are tall and the listing price is a modest $199,000.

SoPhilly Spotlight: The spiral staircase edition

We’re starting to realize just how many roof decks there are in South Philly. Or maybe it’s just that a higher percentage of roof-decked houses are for sale right now. Not that we’re complaining!

This 2-bedroom, 1.5-bath house at 1315 Sigel Street- less than a block from Lucky 13 and Passyunk Avenue – has a roof deck, central air and a fully finished basement. It’s going for $299,900, listed by Plumer & Associates. It’s a little on the small side at 1,036 square feet, but clearly the roof deck was not used in that calculation!

If you could winterize this deck you could rent it out on airbnb. Seriously, this could become an old-fashioned sleeping porch!
