SoPhilly Spotlight: Jehovah’s Witness Hall Rehab edition

We love it when real-estate developments we report on finally come to fruition, which is why for this week’s SoPhilly Spotlight, we’re bringing you an apartment at 1237 Federal St.

That’s the former Jehovah’s Witness hall that has been converted to eight apartments in two stories (as opposed to the originally planned 10 in three stories with parking on the ground floor).

Unit No. 8 at 1235-37 Federal, which the developer is calling the Southern Bella Lofts, is a bilevel 2-bed, 1.5 bath going for $1,995 a month. It’s 1,100 square feet.

Coffee, dessert bar proposed for 12th and Ellsworth

Real-estate agent Paul Chin went before the Passyunk Square Civic Association’s zoning committee this week to pitch his idea to open a coffee shop and bakery at 1149 S. 12th St.

The shop would be mostly grab-and-go with limited seating inside, about eight to 12 seats, said Tina Geary of the zoning committee. Baking would be done on-site and coffee will be come from Green Street Roaster at 19th and Alter streets.  Proposed hours are 6:30 a.m. to 10:30 p.m. Monday through Saturday,  Sundays 10:30 a.m. to 8 p.m.

Added bonus: Chin said he’d “have one of his employees walk a 1 block radius daily to sweep up any trash on the streets,” Geary said.

10-unit apartment building proposed for site of old Jehovah’s Witness hall

UPDATE: The developer agreed in November to eight apartments in the existing two stories, no parking, and alley improvements. Check the Passyunk Square civic’s zoning committee update here for a little more info.


A three-story apartment building has been proposed for 1235-37 Federal St., currently the site of a Jehovah’s Witness hall.

The plan was presented earlier this month to the Passyunk Square Civic Association zoning committee meeting, where neighbors heard that the developer would add a third floor to the existing two-story properties. Ten apartments (nine two-bedrooms and a one-bedroom unit) were proposed for the structure.
