Scratch that: ZBA overrode civic, approved rest of Latona Court

Ealier this week we predicted that a dirt lot would remain for some time next to those sparkling homes at 12th and Latona.

Well, so, maybe, uh … we were wrong.

Imagine one gigantic house there, or six merely large homes with parking for 12 cars

Not a dirt lot for long, after all

Despite the opposition of the zoning committee of the Passyunk Square Civic Association, the Zoning Board of Adjustment went ahead an approved the second half of Latona Court last week. Thanks to a faithful reader for tipping us off (you can too, at punk@passyunkpost.com).

Hmm, a bit of funny business as 2nd half of Latona Court hits a snag

The gorgeous, imposing Latona Court development has been under construction for nearly a year, with the six homes in Phase 2 being completed now.

But expect that a dirt lot will remain on the north side of those homes at 1204-10 South 12th Street, for at least a little while. The proposal for the remaining six homes was voted down last month by the Passyunk Square Civic’s zoning committee, 4-1. Several members of the committee told us that neighbors thought developer Gagan Lakhmna pulled a “bait and switch.”

Two of those massive Latona Court homes are already under contract

Remember the massive, pretty homes in the new Latona Court development we told you about? After just a month on the market, two of the three that have been built are already under contract, according to realtor Noah Ostroff. Apparently $425,000 is the right price for a 2,200 square foot gem like those.

The one on the right is still available. We’ll write a check.

The deals are good news for the neighbors, who might not have to deal with that gigantic hole next door for much longer. Developer Green Point Development is waiting for the third to sell before it starts on the remaining houses. By the end of it all, 15 of these puppies will loom over their neighbors.

Drool-worthy Latona homes have come to market

Some of the massive homes that are replacing a dilapidated warehouse (which was poorly painted with an American flag) at 12th and Latona have come onto the market. And man, are they pretty.

Three of the homes, which we told you about way back in July, are finished and ready to move in. Twelve more will be built by the time this development is finished but they’re waiting for these to sell before moving on the rest, so expect a little noise in the beginning.

For some reason, the city provided 1201 Latona for all 15 townhomes, 3 without garages but parking in the back. Unit J, pictured above, is about 2,200 square feet, and it’s only that “small” because the split level design takes away floor space in exchange for ceilings so high you could put a trampoline in the living room.

Garage, roof deck, 3 bedrooms, 2.5 baths, juliet balcony, back patio, finished basement rec room, tax abatement, a block or so from Columbus Square Park (aka Passyunk Square). All for only $425,000 from Noah Ostroff at Coldwell Banker. Even to this penny-pincher, that’s a steal. And it’s so pretty.

NoLibs flair at 12th and Latona

The intersection at 12th and Latona streets has begun to look decidedly un-South Philadelphian, in a good way. That old warehouse on 12th with the weird flag mural stripped across its wall has given way to a project under construction called Latona Court. It’s a development of 10 towering, modern townhouses with roof decks, balconies and parking squeezed onto little Latona Street. Pretty pricey.

Across the street, the same developer just finished another modernistic apartment building with a weird, deep-set retail or office space on the first floor. There are also three covered parking spots.

Plus, down the street, the recently closed Annunciation BVM school has gone up for sale, listed with Colliers International. That could make for one hell of an apartment building just across the street from the dog park and playground in namesake Passyunk Square. And some critical mass for the neighborhood to possibly fill that weird retail space above.

As to the fancy facades of the new buildings, we’re all for red-brick rehabs, but it doesn’t hurt to spice up the hood’s architecture every once in a while. Northern Liberties managed to mix it in just fine. Let’s get more of that into the mix, which is entirely possible as the neighborhood keeps attracting more buzz.

Yesterday, Philadelphia magazine announced that George Sabatino of Stateside was named Best Chef in their annual Best of Philly issue.

Pretty cool, but now we’ll never get a table.
