Mix of market-rate & affordable apartments proposed for Childs Elementary

The developer who is set to buy the former Childs School at 17th and Tasker streets plans to turn the building into apartments, with a mix of affordable and market-rate housing.

Metal Ventures’ purchase of the vacant school was approved last month by the School Reform Commission. The company proposes rehabbing the existing structure and building an annex on part of the adjacent lot, said Thomas Mosher, spokesman for Councilman Kenyatta Johnson, who has been involved with the sale process for more than a year.

Metal Ventures will build 72 market rate units and 12 affordable units and plans to include about 51 parking spaces on a surface lot, Mosher said.

Chunks of concrete fall onto Washington Avenue from train overpass at 25th Street

The crumbling CSX train bridge that crosses the Schuylkill into South Philly and runs down 25th Street proved how hazardous it is yesterday when hundreds of pieces of concrete fell onto Washington Avenue.

Neighbors have been complaining about the bridge for years and NBC 10 reported today that just last week Councilman Kenyatta Johnson raised concerns about the bridge. Says the network:

Armand Salloum, who owns a business along 25th Street, says he’s been clearing falling debris from the bridge for the past three decades. He also claims the conditions have only worsened in recent years.

“Everybody who sees this bridge is always afraid of it,” Salloum said. “Our customers come by and they say, ‘Oh my God.’” … ”This is concrete we’re dealing with,” Salloum said. “It just takes a chunk this big to go through a windshield and you’re done.”

14 new homes proposed for 2300 block of Alter Street

A 14-house development has been approved for the site of a vacant one-story warehouse in an empty corner of Point Breeze just below Washington Avenue.

The warehouse on the south side of the 2300 block of Alter Street would be torn down to make way for a familiar formula of three-story homes with roof decks, bay windows and parking, according to the zoning documents. We weren’t able to get our hands on renderings from architect Harman Deutsch this time.

43 apartments coming to desolate Point Breeze block

Developer Magdim Inc. is planning 43 apartments in a development that will encompass the entire south side of the 2400 block of Ellsworth Street, in the shadow of the deteriorating train trestle that runs down 25th Street.

The brick building will house the apartments

Magdim’s marketing manager, Michael Mauro tells us the building will also include room for 30 parking spaces and indoor bike parking. There will also be 37 storage units in the garage area and a roof deck with what will probably be some kick-ass views of the skyline.
