How is a fresh food market exception being used to build a mixed-use development at 601 Christian?

The one-time community space at  6th, Passyunk and Christian has been in flux since the park was closed in 2013. Earlier this year plans were first presented for a new mixed-use development for the lot, but residents and the ZBA resisted based on height restrictions and a failure to meet an open space requirement.

Plans recently reemerged, with the developers using a special exception with the addition of a fresh food market that would move the project forward through the zoning process and allow for even more height than originally planned. Some residents are clearly not pleased with this, as we reported when Friends of Triangle Park launched a GoFundMe to raise money to appeal the zoning permits granted to this development. So how exactly does this fresh food market exception work?

GoFundMe created to raise money for zoning appeal of development planned for former Triangle Park space

The triangle-shaped plot of land at 6th, Passyunk and Christian has been a much-debated property in Bella Vista. It was once home to a gas station, but once that ceased to exist, the lot sat vacant for years. Triangle Park, a community green space, was created on the property, but in 2013 was shut down by the lot’s ownerStuart Schlaffman.

More current plans for this location included a mixed-use development with five stories, a ground floor restaurant space and 12 apartments. That original plan was denied by the ZBA, but the developers are making an attempt to move forward with amended plans to that project. Friends of Triangle Park are now working to appeal a zoning permit to block this development from moving forward and potentially make this property a green space again.

Zoning board denies proposal for mixed-use development at 6th and Christian

New plans were presented in November for a mixed-use development for the former Triangle Park property at the intersection of 6th Street, East Passyunk Avenue and Christian Street. The first versions of the plans included five-stories with 12 apartments.

The developers, Dan Rosin and Rafi Licht, have since changed the plans to better suit the community with four-stories and nine apartments. When the Zoning Board of Adjustment voted on the project on Wednesday, they rejected this current proposal.

Mixed-use development proposed for former Triangle Park location

The triangle-shaped plot of land at the intersection of 6th Street, East Passyunk Avenue and Christian Street has been in a state of flux for years now. The location was briefly Triangle Park, which served as a community garden and green space with the permission of property owner Stuart Schlaffman, before he shut it down in 2013.

Since Triangle Park ceased to exist, the lot has remained empty, except for some accidental excavation and quite a few barrels of non-hazardous waste sitting around. Now new plans are being presented for a 5-story building with apartments and a ground floor restaurant space for this plot of land in Bella Vista.

Spotted: Trump posters by street artist Hanksy at former Triangle Park

If you’re wandering around the former Triangle Park space at 601 Christian St., you might catch a glimpse of one of these Donald Trump posters, created by street artist Hanksy.

As you’ve probably heard by now, the Republican presidential candidate made some pretty ignorant statements about Mexican immigrants, so seeing Trump illustrated with a “Viva Mexico” sombrero is pretty fun.

Unauthorized excavation occurred this week at Triangle Park

On Monday and Tuesday this week, some excavation began on Triangle Park, the plot of land at 601 Christian St. While it seemed as though there could be some hope for the future of this property, apparently that excavation was a complete accident from a contractor who began digging up the wrong property.

Triangle Park has been in flux for a while now. The park was closed down in 2013, despite efforts from the neighborhood to keep this as a permanent green space.
