Developer withdraws proposal for 34-apartment building on 12th Street parking lot

Developer Leo Addimando has withdrawn his request for support from the Passyunk Square Civic Association for the proposed apartment building on the municipal lot overlooking Columbus Square Park.

“While we think the project makes sense and would be another positive addition to the neighborhood, the timing is not right,” Addimando told us.

Addimando met significant resistance to his proposal for a 34-unit apartment building on the lot at a meeting two weeks ago, but that doesn’t mean an apartment building won’t end up on the lot, on 12th Street between the firehouse at Reed and the Wharton Street Lofts, which Addimando is finishing now.

Parking riles up neighbors of potential apartment building on 12th Street lot

If A&E ever wanted to bring back Parking Wars, they should have attended last night’s zoning committee meeting in which developer Leo Addimando faced off against a room of 30-some passionate neighbors.

Addimando told the Passyunk Square Civic Association committee that he has approached the city about buying the parking lot on 12th Street between the firehouse at Reed Street and the Wharton Street Lofts, which he just started leasing in the former Annunciation School at 1148 Wharton St.

He would like it for a new five- or six-story building with 34 apartments — 28 one-bedrooms and six two-bedrooms — while still allowing public parking in the current parking lot. Addimando presented two proposals for how the lot could be used.

The city-owned parking lot on 12th Street across from Columbus Square Park could become an apartment building if a proposal being floated next week comes to fruition.

The Passyunk Square Civic Association’s zoning committee will hear an informational proposal Tuesday night for a five-story building to rise on the site of the lot. The project would be sandwiched between the firehouse at Reed Street and the Wharton Street Lofts, which just started leasing units in the former Annunciation School at Wharton Street.

Rumors have been swirling for months that the retail tenant coming to the Wharton Street Lofts, which just started leasing at 12th and Wharton, was going to be a Trader Joe’s.

The tenant they are working with is a 24-hour gym, says developer Leo Addimando. It’s a national chain but he won’t disclose the name until the deal is signed.

Wharton Street Lofts in old Annunciation school has started leasing

The Wharton Street Lofts, being built in the old Annunciation school at 12th and Wharton, is wrapping up construction and they’ve already started leasing apartments.

A model unit is ready, and the good news is they they appear to have preserved a lot of the school’s original elements, like shelving, floors and wooden room dividers.
