Broad and Washington drama: Blatstein doesn’t have legal right to property, ZBA decision could be delayed again

UPDATE: Despite the letter from the property owner, and the request for a moratorium, the ZBA approved the request for a tower anyway. More from Philly.com.

Things are getting more and more complicated at Broad and Washington. Following the developments surrounding Bart Blatstein’s 32-story project has been a roller coaster ride lately, with the ZBA approving the project, then taking back that decision, followed by Councilman Johnson introducing a bill calling for a moratorium on construction on this lot.

There has now been yet another bump in the road for this project, with N/H Philadelphia Properties, the real estate company that owns the lot, sending a letter to the ZBA stating that Blatstein has no legal right to the property and that a decision should be held for 30 more days.

ZBA votes in favor of Blatstein’s 32-story Broad and Washington project, then takes back decision

UPDATE: Councilman Kenyatta Johnson has introduced a bill calling for a moratorium on construction at Broad and Washington. More from Philly mag.

Despite all of the opposition surrounding Bart Blatstein’s Broad and Washington project, the development received approval for the necessary zoning variances by the Zoning Board of Adjustment. But apparently that decision was made too soon.

When the ZBA hearing was held on April 27, a decision was not reached that same day because of the “excessive information” presented. It was said at that time that two additional weeks were needed to decide if the project would be granted the variances needed to move forward. Since it has only been a week since the initial hearing, the ZBA has reportedly taken back their approval and will reconvene and announce once two weeks are up.

ZBA needs more time to think about Blatstein’s Broad and Washington plans

On Wednesday, April 27, Bart Blatstein presented his Broad and Washington plans for a 32-story tower with a rooftop village and above-ground parking for 600 to the Zoning Board of Adjustment. From the start, there has been quite a bit of negativity surrounding this project. Residents have blasted the plans at community meetings, the Design Advocacy Group wrote an open letter about some of these “outdated urban design idea(s)” and the Inquirer’s architecture critic previously slammed the designs of both of Blatstein’s South Philly projects.

So how did the project fare with the ZBA? Well, they need more time to think. For Blaststein to be able to build this massive “gateway” development, he needs two special exceptions granted by the ZBA. Yesterday they felt that Blatstein presented “excessive information” and will be taking two more weeks to decide if this project can move forward.

Appeal for waterfront AAA in Pennsport denied, what now?

Apparently, the Zoning Board of Adjustment doesn’t like the idea of a waterfront AAA auto service/retail center at 1601 S. Columbus Blvd., either.

PlanPhilly reports that AAA’s appeal to have their permits reinstated, after L+I revoked them back in March, was recently denied by the ZBA. The future of the vacant lot just south of the former Foxwoods Casino site is surrounded in uncertainty.
