Wanna open something in that Italian Market nightlife district we talked about?

commercial space with some real potential at 1135 S. 9th St.  is selling for $450,000 – and it’s across the street from the former MIA Scrubs, Teri’s and Connie’s, which we suggested could become the core of an Italian Market nightlife district.

This commercial space is selling for $450,000.
This commercial space is selling for $450,000.

Or you could live in the 3-bedroom in the building on the upper two floors while collecting rent from the first floor tenant. Whatever, your choice.

The building has a bi-level apartment that can either be rented out or lived in by the owner.

According to the listing, the property was almost completely redone seven years ago, and the owner is a contractor who lives in the upper floors.

The residential unit has a separate entrance, with projected rental income about $1,60o monthly. The store tenant is paying $1,500 a month net rent plus half the real-estate tax of the entire building. The building size is inaccurate in the public record because more space was added during the renovations seven years ago, the listing said.

The building, for now, is also right next to this paste-up mural that was covered by a stupid ad in October.

Would be nice to see more Italian shops on the south side of 9th st. A bread shop like they have on Arthur ave in the Bronx would be nice.

Does it have to be italian? I’d be happy with a great bakery in general. I know the market has been traditionally identified as italian, but I htink its great strength is as just a GREAT market, not anyone ethnicity.
