SoPhilly Spotlight: Unassuming Stunner edition

Woohoo! This is our 1,000th post!

From the outside, this home at 1011 Watkins St. doesn’t look particularly compelling …

… but once you walk in the door, you’ll see it’s a spectacular renovation, prime for this week’s SoPhilly Spotlight.

Coming in at $309,000, this 2-bed, 1.5 bath home has 1,120 square feet. It also has a really nice bathroom.

From the listing by Fox Roach:

Sensational custom renovation with Brazilian, wide plank hardwood floors throughout, exposed brick walls, architectural staircase with iron railings and perfect craftsmanship in every room! The custom kitchen includes granite countertops with granite serving island, designer backsplash, luxury wood cabinetry and high end graphite appliance package.

The main bedroom suite has a huge walk-in closet that is larger than most people’s bedrooms! The second bedroom is spacious as well with exposed brick and custom finishes and features.

Nice use of a tiny bed to make the room look “spacious.”

Here’s where the listing gets tripped up:

Do not miss this opportunity~~~ this home will sell fast and is one of the nicest homes in Center City Philadelphia.

Huh? Are you lost? They also didn’t mention that it’s right across the street from this, which may be a future BYOB:

Watkins magic garden

What do you think?

Wow, that is nice. Seems a bit high though. That location isn’t that great.

The facade is a turn off with the downsized second floor windows. Though, attractive not fab, I think I would look elsewhere for this price.
