SoPhilly Spotlight: In The Heart Of It All edition

For this week’s SoPhilly Spotlight, we decided to settle on that old real-estate adage: location, location, location.

Just steps from the fountain, 1139 Tasker St. has 2 bedrooms, 1.5 bathrooms and a closet so big the seller is willing to turn it into a third bedroom if you want it. (Take the closet)

1139 Tasker

Coming in at $334,900, this 1,184 square foot house has been in the market since October, originally listed for $5,000 more. That seems like a sign, no?

From the listing, via CitySpace:

Motivated Seller! Renovated about 5 years ago is this 2 story 2 bed, 1.5 bath house in the heart of E Passyunk Sq with hardwood floors throughout! Sellers willing to add a 3rd bedroom by eliminating the master bedroom closet. 2 blocks from Broad St 1 block from the main strip of E Passyunk Ave where Izumi, Paradiso, Stateside, Cantina Los Caballitos and other great commercial vendors.

Did we mention the location?

2nd floor ~~~ back bedroom with 2 windows, closet, laundry closet, 3 piece bath with custom tiling, large front master bedroom with large closets, (possible 3 bedrooms, room is framed out but being used as part of master bedroom-seller willing to change back to bedroom with an acceptable offer) 2 front windows and ceiling fan.

Is this the closet/bedroom thing? Seems like a missed opportunity not showing the whole thing, right?

Front brickwork has been repointed. Full, unfinished basement. Good size house in an awesome location!

What do you think? Is this a good price or does it need to inch down a bit more? There is an open house Sunday from noon to 1 p.m. if you want to check it out for yourself.

Nice house and renovation but that’s really high for that small of a property. Most likely closer to $300k.

Yeah, $300-$320K. Can’t argue with location. Anything else can be changed! The one-block radius of the 11th & Tasker is the Zona Rosa.

I wonder if it hurts that there’s no bathtub. That would matter to me.

It’s at the intersection of two bus routes — convenient, maybe. Loud, definitely.

maybe a tad high on price but GREAT neighborhood and gorgeous home!! I am a mortgage loan originator and I would love the opportunity to help arrange mortgage financing for buyer of this home.
